What is FISP / Local Law 11 and does my building need it?
FISP (Façade Inspection & Safety Program), formerly known as Local Law 11, requires buildings taller than 6 stories in NYC to have their façades inspected every 5 years by a licensed professional. If your building is over 6 stories, you're required to comply. Panorama manages the entire cycle — from inspection through repair and DOB filing.
What's included in a free consultation?
We'll discuss your building's needs, review any existing inspection reports, explain the scope of work required, and provide a timeline and preliminary estimate. There's no obligation — just a straightforward conversation about how we can help. We respond to every inquiry within 24 hours.
How long does a typical restoration project take?
It depends on the scope. A targeted repointing project might take 4-8 weeks. A full façade restoration can take 3-6 months. FISP cycle management (inspection through filing) typically runs 6-12 months. We provide a detailed CPM schedule before work begins so you know every milestone.
Do you handle DOB filings and permits?
Yes. We manage all Department of Buildings filings, permits, and compliance documentation as part of our service. Our automated documentation system compiles the full project record in real-time, ensuring every filing is comprehensive and on time.
What boroughs do you serve?
We serve all five boroughs of New York City — Manhattan, Brooklyn, Queens, the Bronx, and Staten Island. Our service area covers every neighborhood across the city.
How are your proposals different from other contractors?
Our proposals are based on measured drone survey data and AI-powered quantity takeoffs — not ground-level estimates or rules of thumb. This means precise material and labor quantities, fewer change orders, and a scope that reflects the actual condition of your building. Every proposal includes a detailed CPM schedule, clear deliverables, and transparent pricing.
Are you licensed and insured?
Yes. Panorama Restoration is fully licensed and insured with comprehensive general liability, workers' compensation, and professional liability coverage. Our founder holds a NYC Special Rigger License, one of the most demanding licensing requirements in the construction industry. We are members of IIBEC (#63340) and NYCSRA.
Can you work on landmarked buildings?
Absolutely. We specialize in LPC-compliant restoration of landmarked and historic district buildings. We work within the Landmarks Preservation Commission's strict material and methodology requirements — matching original materials, profiles, and finishes to preserve architectural authenticity. Our documentation systems produce the detailed photographic records and material specifications that LPC applications require.
